Dear Officers and Members of the Hancock Neighborhood Association,

We thank you for this opportunity to address the question of the
landmark status of our property at 4100 Red River. KPM Institute has
owned this property since 1995 and last year came to the decision to
sell the property.

We wish to reaffirm our letter of July 15th and our selection of Mr.
Clark Lyda as the buyer. It has always been our desire to protect the
historic structures. Mr. Lyda's proposal provides for this within a
sustainable use for the property. After fifteen years of grappling with
the issues of maintenance while charged with the operation of a
non-profit organization and school we are extremely cognizant of the
financial requirements for preserving the historic value. It is our
understanding that Mr. Lyda has worked with the Zoning Committee of HNA
and has been entirely responsive to their suggestions. We also know
that Mr. Lyda has proposed to seek landmark status for the key
structures on the property. It is worth noting that the structures on
the property are not currently threatened. As owners of the property we
request that the application for landmark status come out of the
collaboration between Mr. Lyda and the Zoning Committee and not be
precipitated by a third party.

Again, thank you for this opportunity to express our views. We are
grateful to be part of a process in which the concerns and interests of
all parties can be brought together. As always, we're happy to respond
to questions forwarded to us through the HNA.

Respectfully yours,

KPM Institute, Board of Directors.
